Richmond BC For Sale By Owner > FSBO
For Sale By Owner or FSBO is motivated by home sellers wanting to save money. There can be substantial cost savings for the home owners if they are successful in selling their home themselves. There are many books, articles, and magazines written on the subject matter and these do help. However, FSBO can be difficult, taxing and there are many issues that sometimes can result in litigations if they are not handled properly.
If you are thinking about selling your home by yourself, you should do the research on FSBO.First off, you should get yourself familiar with the process involved in selling your own home by yourself. Here is a site from About.com that give you some useful information on FSBO.
The Marketing Process
You will need various resources and advice from professionals like home inspector, appraiser and lawyer/notary. Your local Realtors may give you some guidance and indication on the value of your home. If you are willing to pay a Buyer Agent commission, some local Realtors may introduce their buyers to your property.
If a seller markets a home as a FSBO, and a buyer who is not working with an agent wants to buy your home, you save the Realtor commission. If a buyer has an agent and a sale commission is involved, your will have to negotiate your selling price to cover the commission cost.
Problems with FSBO
Some of the issues involved in FSBO transactions include:
- Lack of exposure - not shown on MLS (Multiple Listing Services) - Homes not shown by Realtors - Pricing problem – more often over priced than under - Buyers not qualified - anyone can call for viewing as they are not screened - disclosures and legal requirements - even trained Realtors are facing some issues - Legal problems – this is the most common problems for FSBO
Determine the Price
The only way to determine the correct price for a house is what comparable houses have recently sold for. If a Realtor is engaged in listing and selling your house, this can easily be confirmed through a "Comparative Market analysis".
One way for a FSBO in determining how much to price the property is through a full appraisal done by a Certified Real Estate Appraiser. A full appraisal involves a property inspection by the appraiser who will make an evaluation and complete a written report comparing your house with similar houses sold recently in your area.
